Uvita, Costa Rica: Your Pura Vida Guide
Uvita (pronounced Ooo-bee-tah) is the vibrant heart of Costa Rica’s Southern Pacific Zone. This charming coastal town, famous for its laid-back atmosphere and the iconic Marino Ballena National Park, is a top choice for travelers and those seeking the authentic pura vida lifestyle.
Getting Here & Getting Connected
✈️ How to Get to Uvita Costa Rica
The closest international hub is San Jose (SJO), about a 3-hour drive. Most visitors choose to rent a car in San Jose and take the gorgeous coastal Costanera Highway. This scenic route offers stunning views and a high-quality, all-weather paved highway for an easy and pleasant drive.
Options: You can choose from car rentals, private shuttles, or public buses from SJO.
Regional Flights: For a quicker trip, look into regional flights on Sansa Airlines to Quepos or Palmar Sur (note that these flights are weather-dependent and typically daytime only).
🛒 Essential Services
Uvita is a well-equipped town, providing convenience without losing its charm.
Groceries & Food: Stock up at the local supermarkets or visit the vibrant weekly farmer’s market for fresh produce. The restaurant scene is diverse, offering everything from casual beach bars to international fine dining.
Internet: Connectivity is strong, with many fiber optic options and Starlink available (around $46/month, depending on tree cover). Most cafes and accommodations offer Wi-Fi. Also, within Uvita the cell phone service is generally very good
Healthcare: Uvita has doctor’s offices and numerous pharmacies, plus a capable urgent care center. For major needs, hospitals are located in Quepos, Cortés, and San Isidro.
Banking: ATMs and banks are available, but it’s wise to carry some Costa Rican colones (₡) for small transactions. For a general idea of the value of a purchase in colones, remove the last three zeros, then double that number. For example ₡10.000 is roughly $20 (as of 2025)
🏞️ Life Beyond the Basics
Uvita offers endless ways to embrace adventure and local culture.
Activities: The area is an adventurer’s dream! Try surfing the world-class waves, exploring hidden waterfalls, or enjoying national parks like the famous Marino Ballena. You can also find yoga studios, horseback riding tours, and cultural experiences.
Personal Services: Everything from massage therapists and spas to attorneys, hairdressers, and car repair shops are available locally.
Schools: The region has a strong international school scene, with options in Uvita and nearby Ojochal for families.
🏡 Investing & Safety
Is it safe to visit and live in Uvita Costa Rica?
Absolutely YES! Uvita’s genuine charm comes from its strong sense of community. The blend of friendly locals (Ticos) and expats creates a safe, welcoming environment where the focus is on family and nature. While crime is low, like any tourist area, petty theft of opportunity can occur. So, just like anywhere else in the world, exercise general caution when visiting – for example keep valuables out of site in your rental car (or bring with you), do not leave valuables unattended on the beach, and lock doors when you leave your car or your dwelling. As for personal safety, it is common to see woman walking alone after dark or sometime swith children, to me this is the ultimate endorsement of the safety of the area. Also, gun or or other violent crimes are very uncommon, but best to keep to well-lit public areas during the night. But honestly, day-to-day safety is not a big concern.
When choosing an area to live, many expat residents choose to live in gated communities, which offer added security and limit traffic, but it is generally not a necessity for most. personally I’ve lived in both and I’m happy with either.

Uvita FAQ
Cost of Living and Lifestyle in Uvita
What is the estimated monthly cost of living for a couple in the Uvita area?
The cost of living in Uvita, within the Southern Pacific Zone, can vary significantly based on lifestyle, but it’s generally more affordable than many major North American or European cities.
Mid-Range, Comfortable Lifestyle: A couple aiming for a comfortable, mid-range lifestyle (renting a nice home, dining out occasionally, buying a mix of local and imported groceries) should budget approximately $2,500 to $3,500 per month.
Local Lifestyle (More Budget-Friendly): Couples who embrace local markets (ferias), use local transportation, and rent a simpler, unfurnished home can potentially live on $1,800 to $2,500 per month.
Luxury Lifestyle: A luxury lifestyle, including premium property rentals, heavy air conditioning use, private healthcare, and frequent fine dining, can easily exceed $5,000 per month.
Key Expenses to Consider:
| Expense Category | Typical Monthly Range (USD) | Notes |
| Housing (Rental) | $1,100 – $3,000+ | Varies widely based on size, view (ocean-view is a premium), and proximity to the beach. |
| Groceries & Food | $400 – $800 | Significantly lower if you shop at local markets for produce, higher with imported goods. |
| Utilities | $150 – $400+ | Electricity can be the highest cost, particularly with heavy A/C use in hot months. Includes water and internet. |
| Transportation | $200 – $400 | Owning a car (recommended for the area) includes gas ($5-$6/gallon), insurance, and maintenance. Public buses are very inexpensive. |

Expat Community and Education
What is the Uvita expat community like, and what are the best education options in Uvita?
The Costa Ballena region, including Uvita, Dominical, and Ojochal, is renowned for its vibrant, tight-knit, and welcoming expat community from around the world (North America, Europe, etc.), all drawn to the “Pura Vida” lifestyle.
Community: The community is very active, often centered around outdoor activities like surfing, yoga, and exploring the national parks. It’s a supportive environment, especially for families making the transition. There are also various groups, game clubs, and other gatherings that focus on recreation.
Education: Uvita places a strong emphasis on quality education, offering several excellent bilingual and international school options:
Bilingual & International Schools: The area has private schools offering K-12 education with bilingual (Spanish and English) curricula, often following US standards, and focusing on environmental awareness. Examples in the area include Uvita Christian Academy and Uvita Montessori School.
Public Schools: Public schools are available, offer free education to residents, and are primarily Spanish-language, providing a great cultural immersion for younger children.

Property Investment & Rental Income
Is buying property in Uvita a good investment, and what are the rental income opportunities?
Uvita’s real estate market has shown robust growth driven by its unique location as a commercial hub for the Southern Pacific Zone and its proximity to the Marino Ballena National Park (the famous “Whale’s Tail”). It’s widely considered a strong investment area.
Investment Potential: The area attracts both long-term residents and a steady stream of tourists, supporting a healthy market for both residential and short-term vacation rentals. Properties with ocean views or within walking distance to the beach generally command the highest value and rental rates.
Rental Income: The Costa Ballena area, and Uvita in particular, is a high-demand vacation rental market. Properties with features like pools, modern amenities, and easy access can generate strong income, often listed as “Rental Income” properties on our site. Investing in a property with a proven rental history or the potential to develop one is highly recommended for buyers seeking income.

Legal Process and Healthcare
What is the legal process for buying property as a foreigner, and what are the healthcare options?
Buying Property as a Foreigner:
Equal Rights: Foreign nationals have the same property ownership rights as Costa Rican citizens for titled property. You can own property outright in your personal name or through a Costa Rican corporation.
The Process: The most critical step is engaging a reputable, local real estate agent and a reputable attorney (notary public) who represents only your interests. The process involves:
Making a formal offer with an earnest money deposit held in escrow.
Thorough Due Diligence (title search, lien check, boundary verification) by your attorney.
Closing the deal, signing the transfer deed, and registering the new ownership in the National Registry.
Closing Costs: Typically range from 3.8% to 5% of the property’s registered value, covering transfer taxes, legal fees, and stamps.

Healthcare Options:
Public System (Caja): Legal residents are mandated to pay into the Caja Costarricense de Seguro Social (CCSS), an income-based monthly fee (typically 7-11% of declared income). This provides 100% comprehensive coverage at public hospitals and clinics (known as EBAIS) nationwide, including prescriptions, surgeries, and appointments. Wait times can sometimes be long.
Private Healthcare: Many expats supplement the public system with private health insurance (local companies like INS or international plans like Cigna or Blue Cross Blue Shield). Private doctors are affordable (often $60-$100 per visit), and private hospitals (mostly in the Central Valley) offer faster service.
Local Access: Uvita and the surrounding area have local clinics and pharmacies for immediate and routine care, with larger, full-service hospitals located in Quepos, Pere Zeledon, and the closest in Ciudad Cortez.
- Most long-term expats will be part of the caja system, then pay for doctor fisits with english-speaking, private doctors for routine visits, but then use the Caja for expensive operations or hospital stays.
