Who we are
This website is operated by Gato Gris Costa Rica Properties SRL, a company registered in Costa Rica, trading as Costa Ballena Property. We are the party responsible for the personal data described below.

The short version
We are a real estate business. We keep a record of the properties you look at on this website so we can show you relevant listings and follow up properly. If you give us your email address, that record becomes connected to you.
We do not follow you around other websites. What we record, we record here. We do use a small number of well-known advertising and analytics providers whose technology runs on this site — Google, Microsoft and Meta — and those companies do operate across many websites under their own privacy policies. They are all named below, with links, so you can see what each of them does and take it up with them directly if you wish.
What we collect while you browse
Every page on this website records the visit. That record includes:
- the page you are on, and the page you came from
- the listings you view, and their prices
- the searches you run and the criteria you use
- campaign information in the link you arrived by
- a one-way scrambled form of your IP address
- an approximate location — city, region and country — derived from that address
- your device type, operating system and browser
We do this with a cookie called cbp_ve_vid, which holds nothing but a random identifier. Your name, email address and location are not stored in the cookie itself. See our Cookie Policy for the details.
We do not sell any of this, to anyone.
How this becomes connected to you
If you give us your email address — through a form, an enquiry, or by saving a search — you become a contact in our records.
When you follow a link from one of our emails, the browsing history already gathered from your device may be linked with your identity. This includes activity from before you gave us your details. We do this so that when we speak to you we already understand what you have been looking for, which is the point of the service.
We hold, for our contacts: name, email address, phone number where given, budget indication where given, saved searches, the properties matched to those searches, and the emails we have sent you.
Emails we send
- Each email contains a small invisible image. When your email program loads it, we record that the message was opened. That image sets no cookie.
- Links in our emails pass through our own web address before continuing to the property, so that we can record which properties interested you. The page you arrive at will set the tracking cookie described above, and identifies you.
Every email carries an unsubscribe link. You can also write to [email protected] at any time and we will remove you.
Troubleshooting and improving the site
Some activity on this site is recorded so that we can find faults and make the site easier to use — which parts of a page people struggle with, where a layout breaks, where something is not working. We use Microsoft Clarity, and may use other third-party tools, for this purpose.
Clarity builds heatmaps and can replay how a page was used — mouse movement, scrolling and clicks. It automatically hides the contents of password and payment fields. Microsoft is the data processor for this, and their handling is governed by the Microsoft Privacy Statement.
Service providers
These companies process data on our behalf, or receive data because their technology runs on our site. Each one operates under its own privacy policy, which governs what they do with it. Where they use what they receive for their own purposes across other websites, that is a matter between you and them, and the links below are the place to start.

The Google, Meta and Microsoft advertising tags measure how our advertising performs and allow us to show our properties to people who have already shown an interest. Those companies may combine what they receive here with data they hold from elsewhere, in line with their own policies linked above.
We do not sell personal data to anyone, and we do not pass your details to other estate agents or to third parties for their own marketing.
How long we keep it
We keep personal data for as long as it is necessary to provide our services, to maintain our business records, and to comply with our legal obligations. Records that are no longer needed are removed on a routine schedule.
Your rights
You may ask us to tell you what personal data we hold about you, correct anything that is wrong, delete your data, or stop using your data for marketing. Write to [email protected] and we will deal with it. There is no charge, and you do not need to give a reason.
If you are in California, the CCPA gives you rights of access, deletion and to direct that your personal data is not sold — we do not sell personal data. If you are in the European Union or the United Kingdom, the GDPR gives you rights of access, rectification, erasure, restriction, objection and portability. Costa Rican residents have equivalent rights under Ley 8968. The same email address serves all of them.
Children
This site is not intended for children, and we do not knowingly collect data about anyone under 18.
Changes
We update this policy when what we do changes.
