About Dominical, Costa Rica

Dominical is the northernmost of the three Costa Ballena towns and the closest to San José — about 3.5 hours by the Costanera Sur. It’s the surf town of the Southern Pacific Zone — Playa Dominical has been one of Costa Rica’s classic right-hand point breaks for decades, and that surf culture defines the town’s character: more independent, more outdoor-driven, and with a different rhythm than the resort-feel of Tamarindo or Manuel Antonio. For real estate buyers, Dominical also has the most “vertical” inventory of any town in Costa Ballena — properties run from beach-level all the way up to the mountain communities of Platanillo and Tinamastes at over 2,000 feet of elevation.

The Vertical Inventory Advantage

Dominical’s market is stratified by elevation, and that’s the key insight for buyers comparing it to Uvita or Ojochal. Beach-level homes in central Dominical are scarce and command a premium. But Dominical’s inland communities — Hatillo, Platanillo, Tinamastes, and Escaleras — offer ocean-view homes at dramatically lower entry prices, with 10–30 minute drives to the beach depending on community. The trade-off (drive time vs. coastal premium) is one of the clearest value choices in the Costa Ballena market. For buyers who prefer the security and amenities of a planned community, Dominical has several established options. Canto del Mar is a long-running gated community above Playa Dominical with ocean views and resort-style amenities. Escaleras is a steep hillside zone known for premium ocean-view villas. Cinco Ventanas Road and Finca Perla are named-road communities with established residences and consistent build quality. Each has its own pricing tier and access profile — most buyers narrow to one or two before scheduling tours.

Surf Culture and Rental Income

Dominical’s surf brings consistent year-round visitors, which makes the local rental market one of the strongest in Costa Ballena.
